CHARLOTTENBURG: THE BEST PLACE TO INVEST TODAY
Assetz recommends Charlottenburg at present as it is one the best areas in
Berlin: perhaps the most expensive one but there are high quality apartments and high demand for rental property from tenants.
The inner city area comprises the service and entertainment centre of the capital. Landmarks include the business district covering Tauentzienstraße, the Kurfürstendamm and its side streets, the shopping centres of Wilmersdorferstraße, the International Congress Centre (ICC) and, adjoining the radio tower, the Trade Fair Ground which presently occupy an exhibition area of 160,000 sq. m. - two thirds their original size.
At the same time Charlottenburg is also a centre for learning and research housing, as it does, the Technical University, the Heinrich Hertz Institute, the Fraunhofer Society and the Production Technology Centre. Some of its residential areas are counted amongst the most expensive and exclusive in the city. Those in search of a big city lifestyle will not be disappointed here. This part of Berlin has the largest collection of cinemas and countless restaurants as well as the opera house, several theatres and five museums. Sports grounds such as the Olympic stadium and the ice skating rink on Jaffestraße, the Schloss park and Jungfernheide, a public park, offer numerous possibilities for recreation.
Transportation: In addition to numerous bus routes, four subway lines as well as intra-city trains called the Stadtbahn (S3, S5, S6, S9) service this area. The southern branch of the S-Bahn inner ring road (S45, S46), reopened in 1993, ends in west Charlottenburg. Bahnhof Zoologischer Garten is the largest railway station in the western part of Berlin. Across from the Trade Fair Ground lies the long distance bus terminus called the Zentrale Omnibusbahnhof (ZOB). The Avus, the most important feeder from the Autobahn onto the Berlin Ring Road ends in the west, whereas the ring crosses through the centre of Charlottenburg.

Mainly exclusive or average residential area between Spandauer Damm/ Otto-Suhr
Allee and Kudamm. This is the 'real' Charlottenburg, well suited both for living
and for its services. More than half the total number of cinemas
in Berlin are located in the heart of Charlottenburg. Numerous shops with
their
own distinctive style, such as boutiques, antique shops, jewelry stores,
as well as original cafes, pubs and restaurants can be found here. The advertising,
marketing and arts crowd flock to this part of town. North Charlottenburg * *
Medium level residential area between Saatwinkler Damm and the Autobahn ring
north. The area south of the public park Jungfernheide is entirely residential,
comprising modern buildings in the main. This area is separated from
the heart of Charlottenburg
by the city segment of the Autobahn. For families with children this is an
ideal area to live in (the park is virtually at their doorstep). If not,
however, the background noise of Tegel Airport tends to encroach
upon this idyllic atmosphere,
especially when the north wind blows. To the east, extensive allotment areas
adjoin an industrial park and the grounds of the Plötzensee prison. In
the industrial park at Saatwinkler Damm, the Airport Bureau Centre, one of
Berlin's largest construction undertakings, is nearing completion.
East Charlottenburg *
Modest residential area between Tegeler Weg, Otto-Suhr-Allee as well as the
Charlottenburg connecting canal and the Spree.
The area between Tegeler Weg/Otto-Suhr-Allee and the Charlottenburg
connecting canal consists of older residential buildings and industrial
settlements;
all in all the most modest residential area in Charlottenburg. However,
it is developing
rapidly as a commercial area. The new service locations, at the Goslarer
Ufer and at Mierendorffplatz amongst others, mark only the beginnings.
Across from
the connecting canal, at the Charlottenburg Spreebogen, things are booming.
The Frauenhofer Institute and the Spreebogen Plaza have company in the
form of the "Institutspreebogen". Several other construction
projects are coming up on the right bank of the Spree, an area that is
already part
of the Tiergarten sub-division. Eichkamp * * *
Good residential area south of the Trade Fair Ground.
Like Ruhleben, this is a purely residential area and elegant at that.
It consists primarily of semi-detached and row houses. Its proximity
to the sports grounds
and the wooded area Grunewald make it especially attractive. The one drawback:
the Avus adjoins the area and a combination of exact residential location
and the direction of the wind may lead to significant noise pollution. Heerstraße * * *
Good quality as well as extremely exclusive residential area in the western
part of Charlottenburg.
The streets on both sides of Heerstraße, a lively and busy area,
are entirely residential, forming an upper-class neighbourhood. Some of the addresses
here
count amongst the most exclusive and expensive in Berlin. Kantstraße * * *
Good location between Amtsgerichtsplatz and Gedächtniskirche.
Parts of this flourishing commercial street have developed into an
El Dorado of the 'quick turnover' Computer and electronic discount stores,
video arcades and even some night clubs have displaced pubs and restaurants
here. Commercial rents are high. In spite, of this the location remains attractive
for shops and offices as is substantiated by new construction projects at the
corner of Fasanenstraße ("Kant Dreieck"), Schlüterstraße
and Wilmersdorfer Straße. Kurfürstendamm * * * to * * * *
Premium location between Adenauerplatz and Gedächtniskirche.
The most attractive section of Kurfürstendamm lies in Charlottenburg.
However this stately boulevard has begun to face competition from the up-and-coming eastern part of Berlin and, in some cases, there is a lack of
interesting objects here. But where shopkeepers and tourists from all over
the world buy and sell or simply wander the streets, rents will always remain
high. This is true of the shops and cafés just as it is of the offices
and exclusive apartments located above them. The side streets leading off the
Kudamm are equally sought after, both as business locations and as residential
areas. Fasanenstraße, for example, has developed into an exclusive neighbourhood.
Situated next to exquisite shops, the majestic Kempinski hotel dominates the
business side of the street. The architecturally ambitious Service and Communication
Centre of the Berlin IHK, known as the "Ludwig-Erhard-Haus", is located
right next to the Stock Exchange. The eastern
stretch of the Kurfürstendamm is Tauentzienstraße, one of the
most frequented shopping areas in all of Germany.
Lietzensee * * * *
First class residential area on Neue Kantstraße
This purely residential area encircling a lake by the same name can
be counted amongst the most exclusive addresses in Berlin. Numerous
actors,
artists and
others in the field of creative arts live here. However, the atmosphere
of grandeur that surrounds even the highrises in the area comes only
with a price
tag making Lietzensee the most expensive residential area in Berlin.
Opernviertel * * *
Good location on Bismarckstraße around the Opera House The residential and business complex Bismarckstraße 23-31, built at the
end of the 60s, forms the heart of the "Opernviertel", including
a seventeen storey highrise. Exclusive residential area due to its proximity to the Opera House.
Ruhleben * * * * Good location in the extreme western end of Charlottenburg.
This residential area comprising modern buildings with an open layout
is an exclusive neighbourhood. A peaceful area at the edge of Berlin.
Savignyplatz * * *
Good location on upper Kantstraße
The area surrounding the square is home to several interesting
residential streets. Characteristic of this area is the diverse
pub culture. In
addition, the area abounds in shops specialising in designer
jewelry and articles
for interior decoration that cater to the most exclusive tastes.
Westend * * * *
Extremely good location between the Spandauer Damm and Reichsstraße
This exclusive part of town, with its mansions, west of the city
ring road offers all the pleasures of elegant living: peace
and quiet,
pleasant neighbours
and,
at the same time, only minutes away from the city. The streets
named after trees
are a particular favourite of high school teachers and top
government officials. Neu Westend, which lies to the south of Reichsstraße
is equally pleasant, although more modest. Not quite as exclusive,
it houses mainly large houses with
several apartments and terraced houses giving with green surroundings.
Wilmersdorfer Straße * * *
Good location between Otto-Suhr-Allee and the Kudamm
The "Wilmersdorfer", as it is known, is amongst the most popular shopping
areas of Berlin. This is especially true of the section on both sides of Kantstraße,
where some of the large department stores (Karstadt, Leffers, Hertie, Woolworth,
Quelle, C&A) are located.
